Video walkthrough

Coming soonA seller page that converts and passes carrier review
It will cover
  1. The offer: a real value range plus the Community Update
  2. The seven elements every seller page needs
  3. Consent checkboxes carriers accept, and why they start unchecked
  4. Copy that describes homes, not people
  5. Testing the form end to end before any traffic
This chapter is complete without it. Every step is written out on this page.

What you're building

One landing page per neighborhood that offers a value range and the Community Update, with a short form whose phone field is optional and whose SMS consent checkboxes are unchecked, optional and separate from the Terms. It links to a privacy policy and terms that contain the clauses carriers look for.

Why it matters

This page is where strangers become seller leads with consent. Get the consent wrong and your A2P 10DLC campaign can be rejected or your texts filtered, and every lead it collects is one you cannot text. Get the copy wrong and a housing ad can violate the Fair Housing Act.

What you need

  • A page builder: HighLevel Sites (funnels/websites with the form builder) or your own website with a form that sends to Follow Up Boss
  • A privacy policy and terms page you control
  • Your Community Update page (previous chapter)
  • Your brokerage name, office address and license number

Time and cost

Time
1 to 2 hours
Cost
$0 with HighLevel or an existing website

A separate landing page tool or domain is an extra cost if you do not already have one.

Step by step

  1. Write the page from the copy skeleton

Use the skeleton below. The promise must be something you deliver: a value range prepared by you from comparable sales. Do not call it an "instant" or "exact" value.

    • Headline naming the neighborhood
    • What they get, in 3 bullets
    • Verifiable proof with source and period
    • Form with phone optional
    • Two unchecked SMS consent boxes
    • Privacy Policy and Terms links on the form
    • Footer: brokerage, address, license, Equal Housing Opportunity, MLS citation

Check: Your draft has all seven items above.

  2. Build the form with separate, unchecked consent boxes

HighLevel's 2026 A2P opt-in guide asks for two separate checkboxes (marketing and non-marketing), unchecked by default and always optional, so the form submits without SMS consent. Privacy Policy and Terms links go in the form footer. Its SMS best-practice article adds that a consent checkbox is not required when the phone field is not mandatory, but you still need consent before texting, so keep the boxes.

Map each checkbox to a contact field (for example SMS Consent Marketing = Yes) and set Consent Source to the page URL and date in the workflow (next chapter). In Follow Up Boss, the form lives on your website; send it in through your website's Follow Up Boss integration and record consent in the SMS Consent and Consent Source fields from Part 04.

Check: Submitting the form with both boxes unchecked works, and the contact shows SMS Consent = No.

  3. Add the privacy and terms clauses

Carriers and CTIA guidance expect a public privacy policy stating mobile information is not shared with third parties or affiliates for marketing, and terms covering message frequency, rates, HELP and STOP, and that carriers are not liable for delayed messages. Paste the clauses below into your existing policy pages; have your broker or attorney review the full policy.

Check: Both pages are public (no login) and contain the clauses.

  4. Check every line against Fair Housing

42 U.S.C. 3604(c) bars housing ads that indicate a preference, limitation or discrimination based on race, color, religion, sex, handicap, familial status or national origin. NAR's Code (Standard of Practice 10-3) adds sexual orientation and gender identity. HUD withdrew its 2024 digital advertising guidance in 2025 (published April 2026), but the statute still applies.

    AvoidUse instead
Perfect for young families4-bedroom homes near Harbor Pines Park
Exclusive, safe neighborhoodHarbor Pines: 412 homes, 9 sales last quarter
Walking distance to St. Mary's0.4 miles to Seaside Blvd shops (state distances, not congregations)
Ideal for retirees / empty nestersSingle-level floor plans

Check: No word on the page describes who should live there.

  5. Test the page end to end

    1. Submit with your own details and both boxes checked. Confirm the contact, tags and consent fields in the CRM.
    2. Submit again with a different email and boxes unchecked. Confirm SMS Consent = No.
    3. Open the page on a phone. The form and links must work without zooming.

Check: Two test contacts in the CRM with correct consent values.

What success looks like

  • A live neighborhood page with a deliverable offer
  • Phone optional; two unchecked, optional SMS boxes separate from Terms
  • Public privacy and terms pages with carrier clauses
  • Copy that describes homes and data, never residents
  • Test submissions landing with correct consent values

How to test it

  1. Inspect the page's checkboxes: both must render unchecked on load.
  2. Remove the phone number and submit. The form must still submit.
  3. Paste your page copy into a document and search for: family, families, kids, retirees, safe, exclusive, church, Christian, Hispanic. Rewrite any hit.

Troubleshooting

A2P campaign rejected for privacy policy.

Add the third-party sharing clause exactly and make the page public. Missing third-party sharing language is a common rejection reason.

Rejected because consent is bundled with Terms.

Split the SMS checkbox from any Terms acceptance and leave it unchecked by default.

Leads arrive in Follow Up Boss without consent values.

Your website form integration may not pass custom fields. Add a hidden note or tag for consent, or route through a tool that maps custom fields, and test again.

Advanced technical details

Optional. You can follow every step above without these.

Technical detailsRecording consent so you can prove it

CTIA guidance lists what to keep: timestamp, how consent was given, the exact consent language, the program, IP address where available, the phone number and who consented. Save the checkbox wording with a version label (for example consent-v2) and write it into Consent Source on submit, so a later wording change does not blur which version a contact agreed to.
